  6. Social Media Setup: We establish your property’s social media presence.

  7. Guidebook Creation: We design an informative and visually attractive guidebook for guests.

  8. Lodging Tax Account Setup: We help you set up a lodging tax account with the appropriate jurisdiction.

  9. Guest Communication Plan: We set up a comprehensive guest touchpoint plan and messaging content within our management software.

  10. Pricing Setup: We configure pricing software to establish minimum and base pricing, track occupancy, and more.

  11. Electronic Lock Installation: We set up a keyless entry system, synced with our management software.(separate fee for lock)

Recurring Support:

  1. Listing Maintenance: We maintain your Airbnb listing as the “primary host,” while you remain the “listing owner.”

  2. Stay Calendar Management: We manage your booking calendar to optimize availability.

  3. Pricing Optimization: We monitor and adjust pricing to maximize earnings and occupancy.

  4. Reservation Management: We handle all reservation requests, instant bookings, and inquiries.

  5. Guest Management: We take care of guests from reservation through check-out.

  6. Cleaning & Turnover Coordination: We coordinate and cover the cost of cleaning, laundry, and inspections between stays.

  7. Guest Reviews: We submit guest reviews to Airbnb to maintain your property’s reputation.

  8. Airbnb Support Coordination: We handle any necessary coordination with Airbnb support.

  9. Maintenance & Repairs: We coordinate maintenance and repairs as needed (work invoiced to owner).

  10. Amenity & Supply Stocking: We ensure amenities and supplies are stocked (supplies invoiced to owner).

  11. Marketing & Re-marketing: We conduct ongoing marketing via online, social media, and email, including re-marketing to past guests.

  12. Design & Furnishing: We offer design and furnishing services for new listings or refreshes (separate fee).

  13. Furniture & Amenity Replacement: We coordinate replacements as needed (separate fee).

  14. Aircover Claims Coordination: We handle claims through Airbnb’s Aircover program.

  15. Tech Consultation: We consult on the tech stack for properties, including electronic locks, cameras, and more.

  16. Guest Feedback Analysis: We continuously review guest feedback and provide recommendations to improve the guest experience.

  17. Monthly Reporting: We provide a detailed monthly performance report.

  18. TDT Reporting: We assist with your required Tourist Development Tax (TDT) report to the county each month.
